Unfurnished one-bedrooms also saw a notable decline, falling (-3.24%) to $2,078\/month. Unfurnished one-bedroom units now rent for an average of $108\/month more than furnished units in Toronto. <\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Markham, Downtown &amp; North York lead the way in price per square foot<\/strong>\n<ul>\n<li>This June, Markham ($3.69\/sq. ft.) and Downtown ($3.58\/sq. ft.) have the most expensive average rent per square foot, followed by North York ($3.19\/sq. ft.). When looking at one-bedroom units, <a href=\"https:\/\/liv.rent\/rental-listings\/city\/north-york\">North York<\/a> saw the largest decrease at (-6.59%), while Vaughan-Richmond Hill saw the largest increase at (+5.11%).<\/p>\n\n\n\n<br><h3 style=\"color: #fe5f55\">Furnished Toronto rent trends<\/h3>\n\n\n\n<p>This month, average rates for furnished one-bedroom units in the GTA saw two major changes. For renters, these numbers show which types of units you&#8217;re most likely to encounter in the Greater Toronto Area, while for landlords, you can assess how much competition you&#8217;ll face based on the current supply.<\/p>\n\n\n\n<br><h3 style=\"color: #fe5f55\">Active listings by property type<\/h3>\n\n\n\n<p>As of June 2025, the most common rental property type in the Greater Toronto Area was apartments, representing the majority of all listings in the GTA at 93.66%. One-bedroom units were the most common type of listing in the GTA this month at 46.72%, while two-bedroom units represented 40.17% of the region&#8217;s active listings. Investing in manual data collection means that we only consider the current month\u2019s listing, since we can filter out duplicate listings and older ads that haven\u2019t been removed. <\/p>\r\n\r\n<p>Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices.
