Average rental prices are down $49\/month MoM from $2,248 in September to $2,199 in October and $157\/month YoY from $2,356 in October 2023 to $2,199 in October 2024 representing a (-6.89%) decrease in price.  <\/li>\n<!-- \/divi:list-item --><\/ul>\n<!-- \/divi:list --><\/li>\n<!-- \/divi:list-item -->\n\n<!-- divi:list-item -->\n<li><strong>Markham takes the top spot as the most expensive neighbourhood  <\/strong><!-- divi:list -->\n<ul><!-- divi:list-item -->\n<li>Markham now has the highest average rental prices for one-bedroom unfurnished units at $2,351\/month overtaking downtown Toronto at $2,320\/month. Downtown Toronto is still the most expensive neighbourhood for all other types of unfurnished units.<\/li>\n<!-- \/divi:list-item --><\/ul>\n<!-- \/divi:list --><\/li>\n<!-- \/divi:list-item -->\n\n<!-- divi:list-item -->\n<li><strong>Rent prices in GTA have decreased in all areas for unfurnished two-bedroom units<\/strong><!-- divi:list -->\n<ul><!-- divi:list-item -->\n<li>Two-bedroom unfurnished units in GTA have seen a decrease in price in every area we collect data for this October. For renters, these numbers show which types of units you&#8217;re most likely to encounter in the Greater Toronto Area, while for landlords, you can assess how much competition you&#8217;ll face based on the current supply.<\/p>\n<!-- \/divi:paragraph -->\n\n<!-- divi:html -->\n<br><h3 style=\"color: #fe5f55\">Active listings by property type<\/h3>\n<!-- \/divi:html -->\n\n<!-- divi:paragraph -->\n<p>As of October 2024, the most common rental property type in the Greater Toronto Area was apartments, representing the majority of all listings in the GTA at 86.74% decreasing from 90.19% last month. One-bedroom units were the most common type of listing in the GTA this month at 47.23%, while two-bedroom units represented 43.15% of the region&#8217;s active listings. Investing in manual data collection means that we only consider the current month\u2019s listing, since we can filter out duplicate listings and older ads that haven\u2019t been removed. <\/p>\r\n\r\n<p>Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices.
