On the other hand, key rental markets like the City of Vancouver (-9.1%), Surrey (-11.0%), and Richmond (-8.3%) saw a YoY drop (August 2024 vs August 2023).<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Rental prices in Metro Vancouver defy seasonal patterns<\/strong>\n<ul>\n<li>&nbsp;In 2024, rental prices bucked the typical trend of month-to-month increases that occur from April to September. Instead, there were noticeable month-to-month dips in May (-0.37%) and July (-0.68%) for a one-bedroom unfurnished unit. Investing in manual data collection means that we only consider the current month\u2019s listing, since we can filter out duplicate listings and older ads that haven\u2019t been removed. <\/p>\r\n\r\n<p>Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices.
