Comparatively, Metro Vancouver saw a +4.99% average increase in rent prices for one-bedroom unfurnished units.<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>The GTA had a more diverse spread of property types being rented this April<\/strong>\n<ul>\n<li>There was a notable increase in the number of houses, townhouses, and partial houses rented this month, compared to previous periods. In March, apartments represented 95.63% of all active listings, whereas this month they made up 76.30% of current postings. Partial houses represented 14.29% of active listings, with townhouses (5.52%) and houses (3.90%) making up the remainder.<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Markham continues to be one of Canada&#8217;s most expensive cities to rent in<\/strong>\n<ul>\n<li>For the second straight month, Markham finds itself among Canada&#8217;s five most expensive cities in terms of average rent prices for one-bedroom unfurnished units. This month, the average one-bedroom furnished unit rents for $19 more than a one-bedroom unfurnished unit. For renters, these numbers show which types of units you&#8217;re most likely to encounter in the Greater Toronto Area, while for landlords, you can assess how much competition you&#8217;ll face based on the current supply.<\/p>\n\n\n\n<br><h3 style=\"color: #fe5f55\">Active listings by property type<\/h3>\n\n\n\n<p>As of April 2024, the most common rental property type in the Greater Toronto Area was apartments, representing the majority of all listings in the GTA at 76.30%. Investing in manual data collection means that we only consider the current month\u2019s listing, since we can filter out duplicate listings and older ads that haven\u2019t been removed. <\/p>\r\n\r\n<p>Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices.
