As demand begins to ease heading into the cold winter months, the area has seen its second consecutive month-to-month decrease and just its fourth drop all year. This month, the average monthly rent price for an unfurnished, one-bedroom unit fell by $44, to a new average of $2,362. Looking just at one-bedroom, unfurnished units, <a href=\"https:\/\/liv.rent\/rental-listings\/city\/vancouver\/\" target=\"_blank\" rel=\"noreferrer noopener\">Vancouver<\/a> (-5.69%) stands out as the most notable example of this, with similar changes seen in <a href=\"https:\/\/liv.rent\/rental-listings\/city\/richmond\/\" target=\"_blank\" rel=\"noreferrer noopener\">Richmond<\/a> (-5.64%) and <a href=\"https:\/\/liv.rent\/rental-listings\/city\/langley\" target=\"_blank\" rel=\"noreferrer noopener\">Langley<\/a> (-5.31%) as well. For renters, these numbers show which types of units you&#8217;re most likely to encounter in the Metro Vancouver region, while for landlords, you can assess how much competition you&#8217;ll face based on the current supply.<\/p>\n\n\n\n<br><h3 style=\"color: #fe5f55\">Active listings by property type<\/h3>\n\n\n\n<p>For November 2023, the most common rental property type by far was apartments, representing 74.00% of active listings on the market. looking at available basement suites, apartments, condos, townhouses, semi-detached houses, and single-detached houses for each area.<\/p>\r\n\r\n<p>When collecting this data, we do exclude luxury properties listed at over $5,000, as well as rooms for rent and shared accommodation.  Investing in manual data collection means that we only consider the current month\u2019s listing, since we can filter out duplicate listings and older ads that haven\u2019t been removed. <\/p>\r\n\r\n<p>Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices.
