As of this month, the GTA&#8217;s region-wide average monthly rent price for an unfurnished, one-bedroom unit now stands at $2,361, a $43 increase since August. Among the most notable shifts, the largest increases were seen in <a href=\"https:\/\/liv.rent\/rental-listings\/city\/etobicoke\/\" target=\"_blank\" rel=\"noreferrer noopener\">Etobicoke<\/a> (+4.71%), <a href=\"https:\/\/liv.rent\/rental-listings\/city\/vaughan\" target=\"_blank\" rel=\"noreferrer noopener\">Vaughan-Richmond Hill<\/a> (+2.81%), and <a href=\"https:\/\/liv.rent\/rental-listings\/city\/mississauga\/\" target=\"_blank\" rel=\"noreferrer noopener\">Mississauga<\/a> (+2.59%). The only month-to-month declines occurred in <a href=\"https:\/\/liv.rent\/rental-listings\/city\/markham\/\" target=\"_blank\" rel=\"noreferrer noopener\">Markham<\/a> (-3.95%) and <a href=\"https:\/\/liv.rent\/rental-listings\/city\/brampton\/\">Brampton<\/a> (-2.34%).<\/p>\n\n\n\n<p><\/p>\n\n\n\n<br><h3 style=\"color: #fe5f55\">Furnished Toronto rent trends<\/h3>\n\n\n\n<p>Furnished units were also fairly stable this month, as a whole. However, furnished units continue to rent for more than unfurnished ones, on average. This month, the average one-bedroom, furnished unit rents for just $56 more than a one-bedroom, unfurnished unit \u2013 meaning that landlords choosing to rent their units furnished can expect to earn marginally more profit over time, particularly if they decide to rent their units on a <a aria-label=\" (opens in a new tab)\" href=\"https:\/\/liv.rent\/blog\/landlords\/short-term-vs-long-term-rentals-which-are-right-for-you\/\" target=\"_blank\" rel=\"noreferrer noopener\">short-term basis<\/a>. This September, <a href=\"https:\/\/liv.rent\/rental-listings\/city\/toronto\" target=\"_blank\" rel=\"noreferrer noopener\">Downtown Toronto<\/a> ($4.12\/sq. ft.) has the most expensive rent in terms of cost per square foot, while <a href=\"https:\/\/liv.rent\/rental-listings\/city\/north-york\" target=\"_blank\" rel=\"noreferrer noopener\">North York<\/a> ($3.32\/sq. ft.) and <a href=\"https:\/\/liv.rent\/rental-listings\/city\/scarborough\" target=\"_blank\" rel=\"noreferrer noopener\">Scarborough<\/a> ($3.20\/sq. ft.) also have relatively high average costs for space. For renters, these numbers show which types of units you&#8217;re most likely to encounter in the Greater Toronto Area, while for landlords, you can assess how much competition you&#8217;ll face based on the current supply.<\/p>\n\n\n\n<br><h3 style=\"color: #fe5f55\">Active listings by property type<\/h3>\n\n\n\n<p>As of September 2023, the most common rental property type in the Greater Toronto Area was apartments, representing the vast majority of all listings in the area at 83.75%. Investing in manual data collection means that we only consider the current month\u2019s listing, since we can filter out duplicate listings and older ads that haven\u2019t been removed. <\/p>\r\n\r\n<p>Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices.
