This month, the GTA&#8217;s monthly average rent price for an unfurnished, one-bedroom unit has increased by $65, bringing the region&#8217;s rental rates to their highest levels since 2022. This March, prices rose by $65 from month to month despite the Bank of Canada stating that they plan to halt <a href=\"https:\/\/liv.rent\/blog\/landlords\/interest-rates-and-rental-properties\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">interest rate increases<\/a> provided things stay on track. Average declines were all fairly insignificant, as prices in <a aria-label=\"North York (opens in a new tab)\" rel=\"noreferrer noopener\" href=\"https:\/\/liv.rent\/rental-listings\/city\/north-york\" target=\"_blank\">North York<\/a> (-1.53%) and <a aria-label=\"Downtown Toronto (opens in a new tab)\" rel=\"noreferrer noopener\" href=\"https:\/\/liv.rent\/rental-listings\/city\/toronto\" target=\"_blank\">Downtown Toronto<\/a> (-0.82%) fell slightly from February.<\/p>\n\n\n\n<br><h3 style=\"color: #fe5f55\">Furnished Toronto rent trends<\/h3>\n\n\n\n<p>Average rent prices for furnished units in the GTA&#8217;s various municipalities didn&#8217;t change by a wide margin aside from a few notable examples. <a href=\"https:\/\/liv.rent\/rental-listings\/city\/markham\">Markham<\/a> (+19.27%) was by far the most significant month-to-month increase, while <a href=\"https:\/\/liv.rent\/rental-listings\/city\/scarborough\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"Scarborough (opens in a new tab)\">Scarborough<\/a> (-9.84%) saw the biggest decline on average.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<div style=\"border: 2px solid lightcoral; text-align: center; margin: 30px 0; padding: 20px; color: #BD8D7C;\">\n<p style=\"font-size: 16px;margin:0;\"><b>Read More:<\/b> <a href=\"https:\/\/liv.rent\/blog\/2021\/07\/liv-rent-user-guide-for-renters\/\" rel=\"noopener noreferrer\">\nThe Ultimate Renter\u2019s Guide To Using liv.rent\n\n\n<\/a><\/p>\n<\/div>\n\n\n\n<br><h2 id=\"furnished-unfurnished\">Toronto furnished vs unfurnished averages<\/h2>\n\n\n\n<p>On average, furnished rental units remain significantly more expensive than unfurnished units this March. At present, furnished one-bedroom units cost $195 more than unfurnished units as a whole \u2013 which is more or less in line with what we&#8217;re used to seeing. <\/p>\n\n\n\n<p>This means that landlords choosing to rent their units furnished can expect to earn more profits over time, particularly if they decide to rent their units on a <a href=\"https:\/\/liv.rent\/blog\/landlords\/short-term-vs-long-term-rentals-which-are-right-for-you\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">short-term basis<\/a>. For renters, these numbers show which types of units you&#8217;re most likely to encounter in the Greater Toronto Area, while for landlords, you can assess how much competition you&#8217;ll face based on the current supply.<\/p>\n\n\n\n<br><h3 style=\"color: #fe5f55\">Active listings by property type<\/h3>\n\n\n\n<p>For March 2023, the most common rental property type by far was apartments, representing a whopping 87.52% of active listings on the market. Investing in manual data collection means that we only consider the current month\u2019s listing, since we can filter out duplicate listings and older ads that haven\u2019t been removed. <\/p>\r\n\r\n<p>Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices.
