From October to November 2022, the region-wide average rent increased by $61 to a new average of $2,317 per month for an unfurnished, one-bedroom unit. This marks yet another yearly high and brings prices well above the $2,300 mark, with some cities posting even higher numbers this month. Our team of rental experts will calculate your unit&#8217;s true value based on your listing details &amp; current market trends.<\/p>\n\n<a href=\"https:\/\/landlords.liv.rent\/rentestimate\/\" target=\"_blank\" rel=\"noopener noreferrer\"><button id=\"button-landlord-cta-free-rent-estimate\" class=\"button-landlord-cta-free-rent-estimate\">Get Your Free Estimate<\/button><\/a>\n<\/div>\n<br>\n\n\n\n<br><h2 id=\"month-to-month\">Month-to-month rent change<\/h2>\n\n\n\n<p>This month saw a number of larger price increases in individual communities, particularly for unfurnished units which are generally more stable. <\/p>\n\n\n\n<p>Looking at unfurnished units, <a rel=\"noreferrer noopener\" href=\"https:\/\/liv.rent\/rental-listings\/city\/north-vancouver\" target=\"_blank\">North Vancouver<\/a> (+10.44%) was a standout figure this month after seeing its prices rise practically throughout the year.  <a rel=\"noreferrer noopener\" href=\"https:\/\/liv.rent\/rental-listings\/city\/richmond\" target=\"_blank\">Richmond<\/a> (+7.21%) was another key area where we saw an unexpectedly large month-to-month increase, as were <a rel=\"noreferrer noopener\" aria-label=\"Langley (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/langley\" target=\"_blank\">Langley<\/a> (+5.67%) and <a rel=\"noreferrer noopener\" aria-label=\"Coquitlam (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/coquitlam\" target=\"_blank\">Coquitlam<\/a> (+5.65%). <a rel=\"noreferrer noopener\" href=\"https:\/\/liv.rent\/rental-listings\/city\/west-vancouver\" target=\"_blank\">West Vancouver<\/a> (-6.13%) and <a aria-label=\"Vancouver (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/Surrey\">Surrey<\/a> (-3.14%) were the only cities where prices declined, while in <a rel=\"noreferrer noopener\" aria-label=\"Vancouver (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/vancouver\" target=\"_blank\">Vancouver<\/a> itself, average rent prices rose by a scant 0.18%.<\/p>\n\n\n\n<p>For furnished units, <a rel=\"noreferrer noopener\" aria-label=\"New Westminster (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/new-westminster\" target=\"_blank\">New Westminster<\/a> (+22.13%), <a rel=\"noreferrer noopener\" aria-label=\"Richmond (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/richmond\" target=\"_blank\">Richmond<\/a> (+12.08%), and <a aria-label=\"North Vancouver (opens in a new tab)\" rel=\"noreferrer noopener\" href=\"https:\/\/liv.rent\/rental-listings\/city\/north-vancouver\" target=\"_blank\">North Vancouver<\/a> (+7.57%) all saw large increases, while <a aria-label=\"Coquitlam (opens in a new tab)\" rel=\"noreferrer noopener\" href=\"https:\/\/liv.rent\/rental-listings\/city\/coquitlam\" target=\"_blank\">Coquitlam<\/a> (-13.88%) was the only notable city with an average decrease. looking at available basement suites, apartments, condos, townhouses, semi-detached houses, and single-detached houses for each area.<\/p>\n\n<p>When collecting this data, we do exclude luxury properties listed at over $5,000, as well as rooms for rent and shared accommodation.  Investing in manual data collection means that we only consider the current month\u2019s listing, since we can filter out duplicate listings and older ads that haven\u2019t been removed. <\/p>\n\n<p>Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices.
