As the dust settles following the busy summer renting season, we&#8217;re starting to see rent prices settle in once again, just above the $2,250 mark. Between September and October 2022, Metro Vancouver&#8217;s average rent climbed just $9, from $2,247 to $2,256 this month. With students now settled in their new rentals and the hyper-competitive summer months now drawing to a close, we should see prices hold steady or begin to decline throughout the remainder of the year. Our team of rental experts will calculate your unit&#8217;s true value based on your listing details &amp; current market trends.<\/p>\n\n<a href=\"https:\/\/landlords.liv.rent\/rentestimate\/\" target=\"_blank\" rel=\"noopener noreferrer\"><button id=\"button-landlord-cta-free-rent-estimate\" class=\"button-landlord-cta-free-rent-estimate\">Get Your Free Estimate<\/button><\/a>\n<\/div>\n<br>\n\n\n\n<br><h2 id=\"month-to-month\">Month-to-month rent change<\/h2>\n\n\n\n<p>Though the aggregate, region-wide changes in average rent may have been negligible, Metro Vancouver&#8217;s individual cities &amp; municipalities were quite volatile, with some significant changes in certain areas. <\/p>\n\n\n\n<p>Looking at unfurnished units, <a rel=\"noreferrer noopener\" href=\"https:\/\/liv.rent\/rental-listings\/city\/west-vancouver\" target=\"_blank\">West Vancouver<\/a> is once again a notable outlier this month with a massive -14.61% decline. <a rel=\"noreferrer noopener\" aria-label=\"Burnaby (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/burnaby\" target=\"_blank\">Burnaby<\/a>, on the other hand, saw an almost equally large +13.20% increase month-to-month.  <a rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/richmond\" target=\"_blank\">Richmond<\/a> also followed up a relatively large average rent price decrease of -11.88% last month with a +6.07% increase this October, while <a href=\"https:\/\/liv.rent\/rental-listings\/city\/Surrey\">Surrey<\/a> likewise recouped declines in price over the past few months, rising another +6.68%. In <a rel=\"noreferrer noopener\" aria-label=\"Vancouver (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/vancouver\" target=\"_blank\">Vancouver<\/a> itself, average rent prices fell by -2.52%.<\/p>\n\n\n\n<p>For furnished units, average rent prices held a bit steadier as a whole, though there were some large-scale changes in certain areas. The most significant of these, without a doubt, was <a rel=\"noreferrer noopener\" aria-label=\"Burnaby (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/burnaby\" target=\"_blank\">Burnaby<\/a>\u2013where the average rent for furnished units increased by almost a third, at +30.42% month-to-month. <a rel=\"noreferrer noopener\" aria-label=\"West Vancouver (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/west-vancouver\" target=\"_blank\">West Vancouver<\/a> also saw prices climb this October, up +13.21% from the previous month.  Other notable changes occurred in <a rel=\"noreferrer noopener\" aria-label=\"Richmond (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/richmond\" target=\"_blank\">Richmond<\/a> (+6.82%), <a rel=\"noreferrer noopener\" aria-label=\"New Westminster (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/new-westminster\" target=\"_blank\">New Westminster<\/a> (-6.21%), <a rel=\"noreferrer noopener\" aria-label=\"Coquitlam (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/coquitlam\" target=\"_blank\">Coquitlam<\/a> (+5.88%), <a rel=\"noreferrer noopener\" aria-label=\"Surrey (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/Surrey\" target=\"_blank\">Surrey<\/a> (+5.61%), and <a rel=\"noreferrer noopener\" aria-label=\"North Vancouver (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/north-vancouver\" target=\"_blank\">North Vancouver<\/a> (+5.37%).
