This is now the seventh consecutive month in which the GTA&#8217;s rental averages have increased, with 2022&#8217;s only month-to-month decline coming in March. In <a aria-label=\"Downtown Toronto (opens in a new tab)\" rel=\"noreferrer noopener\" href=\"https:\/\/liv.rent\/rental-listings\/city\/toronto\" target=\"_blank\">Downtown Toronto<\/a>, average rent prices for an unfurnished, one-bedroom unit barely budged, moving just +0.08% this October. <\/p>\n\n\n\n<br><h3 style=\"color: #fe5f55\">Furnished Toronto rent trends<\/h3>\n\n\n\n<p>As per usual, furnished units in the Greater Toronto Area saw significantly larger changes this October. In <a rel=\"noreferrer noopener\" aria-label=\"Scarborough (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/scarborough\" target=\"_blank\">Scarborough<\/a>, the average price for a furnished, one-bedroom unit fell by -15.59%, marking the only major decline this month. At present, furnished one-bedroom units cost $189 more than unfurnished units, on average \u2013 which is more in line with what we&#8217;re used to seeing. This means that landlords choosing to rent their units furnished can expect to earn more profits over time, particularly if they choose to rent their unit on a <a rel=\"noreferrer noopener\" aria-label=\"short-term basis (opens in a new tab)\" href=\"https:\/\/liv.rent\/blog\/2022\/05\/short-term-vs-long-term-rentals-which-are-right-for-you\/\" target=\"_blank\">short-term basis<\/a>. Investing in manual data collection means that we only consider the current month\u2019s listing, since we can filter out duplicate listings and older ads that haven\u2019t been removed. <\/p>\n\n<p>Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices.
