This month, the region-wide average rate for an unfurnished, one-bedroom unit is up $71, all the way to $2,247 for September 2022. It&#8217;s difficult to say whether prices will continue to climb throughout the remainder of the year, but with students now largely settled, competition could relax slightly moving forward. Other changes were less pronounced, with <a rel=\"noreferrer noopener\" href=\"https:\/\/liv.rent\/rental-listings\/city\/north-vancouver\" target=\"_blank\">North Vancouver<\/a> (+2.98%), <a rel=\"noreferrer noopener\" aria-label=\"New Westminster (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/new-westminster\" target=\"_blank\">New Westminster<\/a> (-3.91%), and <a aria-label=\"Coquitlam (opens in a new tab)\" rel=\"noreferrer noopener\" href=\"https:\/\/liv.rent\/rental-listings\/city\/coquitlam\" target=\"_blank\">Coquitlam<\/a> (+1.85%) also seeing moderate shifts. <\/p>\n\n\n\n<p>Furnished units were a bit more volatile this September, as we&#8217;ve become accustomed to seeing. Prices in North Vancouver dropped -14.33% month-to-month, marking the largest decline. <a aria-label=\"Burnaby (opens in a new tab)\" rel=\"noreferrer noopener\" href=\"https:\/\/liv.rent\/rental-listings\/city\/burnaby\" target=\"_blank\">Burnaby<\/a> (-9.48%) and <a rel=\"noreferrer noopener\" aria-label=\"West Vancouver (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/west-vancouver\" target=\"_blank\">West Vancouver<\/a> (-8.49%) also saw rent prices decline on average. looking at available basement suites, apartments, condos, townhouses, semi-detached houses, and single-detached houses for each area.<\/p>\n\n<p>When collecting this data, we do exclude luxury properties listed at over $5,000, as well as rooms for rent and shared accommodation.  Investing in manual data collection means that we only consider the current month\u2019s listing, since we can filter out duplicate listings and older ads that haven\u2019t been removed. <\/p>\n\n<p>Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices.
