For unfurnished units, C\u00f4te-des-Neiges saw the most significant increase this month with a +9.18% increase, while Saint-Laurent also saw a large +8.05% increase. The most notable declines this August were in Ahunstic-Cartierville (-10.06%), Villeray-Parc-Extension (-7.99%), and Hochelaga-Maisonneuve (-7.75%).<\/p>\n\n\n\n<p>Looking at furnished units, the glaring outlier is a huge -44.74% drop in price in Saint-Laurent. Less eye-popping but still impactful are a -9.92% price decrease in The Plateau-Mont-Royal, a -8.15% drop in Ahuntsic-Cartierville, and a -7.51% drop in Villeray-Parc-Extension. As of August, furnished units now rent for an average of just $56 more than unfurnished ones. This shows that landlords can still earn a higher profit by renting out a furnished unit, but it may not be worth the extra liability unless you already have furniture. For renters, you may still see mild savings if you are able to bring your own furniture.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" width=\"1024\" height=\"657\" Investing in manual data collection means that we only consider the current month\u2019s listing, since we can filter out duplicate listings and older ads that haven\u2019t been removed. <\/p>\n\n<p>Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices.
