Prices have increased in nearly every GTA municipality this month, although just barely \u2014 nowhere near the drastic increases of May and June. The GTA&#8217;s average rental price for an <a rel=\"noreferrer noopener\" href=\"https:\/\/liv.rent\/rental-listings\/city\/toronto?bedroom_count=1&amp;page=1&amp;furnished=false\" target=\"_blank\">unfurnished, one-bedroom unit<\/a> has climbed slightly to $1,959 this month, just $14 more than in June. This minor gain could mark a cooling-off period as prices settle in at their yearly high levels, a welcome relief after last month&#8217;s huge leap. Most notably in <a aria-label=\"Mississauga (opens in a new tab)\" rel=\"noreferrer noopener\" href=\"https:\/\/liv.rent\/rental-listings\/city\/mississauga\" target=\"_blank\">Mississauga<\/a> (+8.60%), <a rel=\"noreferrer noopener\" aria-label=\"Markham (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/markham\" target=\"_blank\">Markham<\/a> (+7.34%), <a aria-label=\"Downtown Toronto (opens in a new tab)\" rel=\"noreferrer noopener\" href=\"https:\/\/liv.rent\/rental-listings\/city\/toronto\" target=\"_blank\">Downtown Toronto<\/a> (+4.92%) and <a aria-label=\"Vaughan (opens in a new tab)\" rel=\"noreferrer noopener\" href=\"https:\/\/liv.rent\/rental-listings\/city\/vaughan\" target=\"_blank\">Vaughan<\/a>&#8211;<a rel=\"noreferrer noopener\" aria-label=\"Richmond Hill (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/richmond-hill\" target=\"_blank\">Richmond Hill<\/a> (+3.24%). Interestingly, there were no decreases in average rent price for unfurnished units this July, although many of the increases were slight.<\/p>\n\n\n\n<br><h3 style=\"color: #fe5f55\">Furnished Toronto rent trends<\/h3>\n\n\n\n<p>Furnished units were, as usual, a bit more volatile this month. <a rel=\"noreferrer noopener\" aria-label=\"Mississauga (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/mississauga\" target=\"_blank\">Mississauga<\/a> had quite a significant increase in average monthly rent prices at +21.41%, with <a rel=\"noreferrer noopener\" aria-label=\"North York (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/north-york\" target=\"_blank\">North York<\/a> (+7.53%) and <a rel=\"noreferrer noopener\" aria-label=\"Etobicoke (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/etobicoke\" target=\"_blank\">Etobicoke<\/a> (+5.15%) the other two municipalities whose prices rose. This June, furnished one-bedroom units are only more expensive than unfurnished ones by a minuscule $6. Investing in manual data collection means that we only consider the current month\u2019s listing, since we can filter out duplicate listings and older ads that haven\u2019t been removed. <\/p>\n\n<p>Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices.
