Furnished units were a bit more of a mixed bag this month, with some significant increases and decreases in key areas.<\/p>\n\n\n\n<p>Looking more closely at unfurnished units, <a rel=\"noreferrer noopener\" href=\"https:\/\/liv.rent\/rental-listings\/city\/new-westminster\" target=\"_blank\">New Westminster<\/a> (+8.42%), <a rel=\"noreferrer noopener\" aria-label=\"Richmond (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/richmond\" target=\"_blank\">Richmond<\/a> (+3.27%), <a rel=\"noreferrer noopener\" aria-label=\"North Vancouver (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/north-vancouver\" target=\"_blank\">North Vancouver<\/a> (+2.94%), and  <a rel=\"noreferrer noopener\" href=\"https:\/\/liv.rent\/rental-listings\/city\/langley\" target=\"_blank\">Langley<\/a> (+2.44%) saw the most notable price increases this month. Significant decreases were scant this month, with <a rel=\"noreferrer noopener\" href=\"https:\/\/liv.rent\/rental-listings\/city\/coquitlam\" target=\"_blank\">Coquitlam<\/a> (-7.68%) the only Metro Vancouver city to see a decline in price.<\/p>\n\n\n\n<p>Furnished units were much more volatile, as we&#8217;re used to seeing. <a rel=\"noreferrer noopener\" aria-label=\"Richmond (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/city\/richmond\" target=\"_blank\">Richmond<\/a> had the largest average increase at +16.62%, but <a aria-label=\"Langley (opens in a new tab)\" rel=\"noreferrer noopener\" href=\"https:\/\/liv.rent\/rental-listings\/city\/langley\" target=\"_blank\">Langley<\/a> (+10.94%) wasn&#8217;t far behind. As of right now, furnished units cost just $26 more on average than their unfurnished counterparts. looking at available basement suites, apartments, condos, townhouses, semi-detached houses, and single-detached houses for each area.<\/p>\n\n<p>When collecting this data, we do exclude luxury properties listed at over $5,000, as well as rooms for rent and shared accommodation.  Investing in manual data collection means that we only consider the current month\u2019s listing, since we can filter out duplicate listings and older ads that haven\u2019t been removed. <\/p>\n\n<p>Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices.
