In this section, we&#8217;ll be looking at each tax by rate, frequency of payment, and under what circumstances homeowners are required to pay. <\/p>\n\n\n\n<br><h3 style=\"color: #fe5f55\" id=\"property-tax\">Property Tax<\/h3>\n\n\n\n<p><strong>(PAID ANNUALLY)<\/strong><\/p>\n\n\n\n<p>Every Ontario property owner is subject to an annual <a href=\"https:\/\/www.ontario.ca\/page\/property-tax\">Property Tax<\/a>, calculated by and payable to your municipality. As such, Property Tax rates vary from city to city and the money collected goes towards funding things like public education, firefighting, libraries, local police and other civic services like roadwork, waste disposal and parks &amp; leisure facilities. Property taxes are by far the largest source of income for Ontario municipalities and are a key part of keeping our communities safe and liveable. <\/p>\n\n\n\n<p>Property Tax rates are calculated using the <a rel=\"noreferrer noopener\" aria-label=\"general municipal tax rate (opens in a new tab)\" href=\"https:\/\/www.ontario.ca\/page\/property-tax#municipal_tax\" target=\"_blank\">general municipal tax rate<\/a> outlined by your municipality each year and are based on your property&#8217;s assessed value as determined by the <a rel=\"noreferrer noopener\" aria-label=\"Municipal Property Assessment Corporation (MPAC) (opens in a new tab)\" href=\"http:\/\/www.mpac.ca\/\" target=\"_blank\">Municipal Property Assessment Corporation (MPAC)<\/a>. Additionally, every Ontario resident must pay an <a rel=\"noreferrer noopener\" aria-label=\"Education Tax Rate (opens in a new tab)\" href=\"https:\/\/www.ontario.ca\/laws\/regulation\/980400\" target=\"_blank\">Education Tax Rate<\/a> which is set by the provincial government and helps fund elementary and secondary schools in the province.<\/p>\n\n\n\n<p>In Toronto, two property tax bills are issued per year: an Interim Property Tax Bill due March 1, and a Final Tax Bill due July 2. Homeowners can also choose to pay in six or eleven installments for flexibility. Although installment options vary and many owners may pay through monthly pre-authorized plans.<\/p>\n\n\n\n<h4 style=\"color: #7494ac\">Property tax rates by municipality in Ontario<\/h4>\n\n\n\n<p>Residential property tax rates vary by municipality in Ontario and are determined annually by local governments applied to the assessed value of a property. Generally, both the tax itself and any available rebates are factored into the price by the builder, but it&#8217;s always a good idea for new homebuyers to double-check. For all property purchases in the province, HST is payable on Realtor\u00ae fees as well as any legal fees associated with the transaction.<\/p>\n\n\n\n<p>HST may apply if the property is:<\/p>\n\n\n\n<ul>\n<li><strong>Mixed-use (commercial + residential)<\/strong><\/li>\n\n\n\n<li><strong>Sold by a builder\/developer<\/strong><\/li>\n\n\n\n<li><strong>Converted from commercial to residential<\/strong><\/li>\n\n\n\n<li><strong>A new residential rental property<\/strong><\/li>\n<\/ul>\n\n\n\n<p>For resale properties, HST is not applied unless the property has either had substantial renovations, or some or all of the property is for commercial use.<\/p>\n\n\n\n<br><h3 style=\"color: #fe5f55\" id=\"income-tax\">Tax on Rental Income<\/h3>\n\n\n\n<p><strong>(ANNUAL PAYMENT)<\/strong><\/p>\n\n\n\n<p>Ontario doesn&#8217;t have any specific taxes on <a aria-label=\"rental income (opens in a new tab)\" href=\"https:\/\/www.canada.ca\/en\/revenue-agency\/news\/newsroom\/tax-tips\/tax-tips-2019\/rental-income-taxes.html\" target=\"_blank\" rel=\"noreferrer noopener\">rental income<\/a>, but landlords will have to pay income tax on any rental earnings in accordance with Canada&#8217;s income tax guidelines.<\/p>\n\n\n\n<p>How much you&#8217;ll need to pay and how it&#8217;s recorded depends on how you&#8217;ve structured your rental business. For individuals who own and rent property, any revenue earned is considered income and is taxed according to the rate for your tax bracket. If you share ownership or the property is held under a business, things get more complicated. Shared owners split the income and each portion is taxed according to that person&#8217;s income tax rate, while businesses are subject to a Canada-wide rate for rental income in addition to a provincial rate.<\/p>\n\n\n\n<br><h3 style=\"color: #fe5f55\" id=\"land-transfer-tax\">Land Transfer Tax<\/h3>\n\n\n\n<p><strong>(ONE-TIME PAYMENT)<\/strong><\/p>\n\n\n\n<p>Ontario home buyers will also need to pay a one-time Land Transfer Tax the time of closing the sale. If you happen to be purchasing in Toronto, you&#8217;ll also be on the hook for a second <a aria-label=\"Municipal Land Transfer Tax (opens in a new tab)\" href=\"https:\/\/www.toronto.ca\/services-payments\/property-taxes-utilities\/municipal-land-transfer-tax-mltt\/\" target=\"_blank\" rel=\"noreferrer noopener\">Municipal Land Transfer Tax<\/a> specific to the city. Let&#8217;s quickly break down the rates for each:<\/p>\n\n\n\n<h4 style=\"color: #7494ac\">Ontario Land Transfer Tax<\/h4>\n\n\n\n<ul>\n<li>0.5% of the value of the property up to and including $55,000<\/li>\n\n\n\n<li>1% of the value which exceeds $55,000 up to and including $250,000<\/li>\n\n\n\n<li>1.5% of the value which exceeds $250,000 up to and including $400,000<\/li>\n\n\n\n<li>2% of the value between $400,000 and $2,000,000<\/li>\n\n\n\n<li>2.5% for amounts exceeding $2,000,000, where the land contains one or two single-family residences <\/li>\n<\/ul>\n\n\n\n<h4 style=\"color: #7494ac\">Toronto Land Transfer Tax<\/h4>\n\n\n\n<ul>\n<li>0.5% up to and including the first $55,000<\/li>\n\n\n\n<li>1% of the value which exceeds $55,000 up to and including $250,000<\/li>\n\n\n\n<li>1.5% of the value between $250,000 and $400,000<\/li>\n\n\n\n<li>2% of the value between $400,000 and $2,000,000<\/li>\n\n\n\n<li>2.5% of the value over $2,000,000 <br><br><strong>First-time buyer rebates<\/strong> exist:<\/li>\n\n\n\n<li>Ontario rebate up to <strong>$4,000<\/strong><\/li>\n\n\n\n<li>Toronto rebate up to <strong>$4,475<\/strong><\/li>\n<\/ul>\n\n\n\n<div style=\"border: 5px solid aliceblue; text-align: center; margin: 20px 0%; padding: 20px\">\n<p style=\"font-size: 20px; color: #3E5B77; margin: 0;\"><strong><a href=\"#toc\">Back To Top<\/a><\/strong><\/p>\n<\/div>\n\n\n\n<br><h3 style=\"color: #fe5f55\" id=\"capital-gains-tax\">Capital Gains Tax<\/h3>\n\n\n\n<p><strong>(ONE-TIME PAYMENT)<\/strong><\/p>\n\n\n\n<p>Homeowners will only need to be concerned about the <a aria-label=\"Capital Gains Tax (opens in a new tab)\" href=\"https:\/\/www.canada.ca\/en\/revenue-agency\/services\/forms-publications\/publications\/t4037\/capital-gains.html\" target=\"_blank\" rel=\"noreferrer noopener\">Capital Gains Tax<\/a> if they sell an investment property, though the tax also applies to properties that were completely or partially rented to tenants as well. For individuals, taxes are payable at 50% inclusion rate on the first $250,000 of annual capital gains and a 66.67% inclusion rate above that amount.<\/p>\n\n\n\n<br><h3 style=\"color: #fe5f55\" id=\"non-resident-speculation-tax\">Non-Resident Speculation Tax<\/h3>\n\n\n\n<p><strong>(ONE-TIME PAYMENT)<\/strong><\/p>\n\n\n\n<p>In 2022, Ontario raised its <a href=\"https:\/\/www.ontario.ca\/document\/non-resident-speculation-tax\" target=\"_blank\" rel=\"noreferrer noopener\">Non-Resident Speculation Tax<\/a> rate to 25% on purchases of real estate in the Greater Golden Horseshoe (GGH) Region by foreign entities or corporations.
