If a tenant wants to leave early, they can only do so under certain conditions, according to the <a aria-label=\"Ontario LTB (opens in a new tab)\" href=\"https:\/\/tribunalsontario.ca\/documents\/ltb\/Brochures\/How%20a%20Tenant%20Can%20End%20Their%20Tenancy%20(EN).html\" target=\"_blank\" rel=\"noreferrer noopener\">Ontario LTB<\/a>:<\/p>\n\n\n\n<ol>\n<li>You and your landlord agree<\/li>\n\n\n\n<li>You assign the tenancy (and the unit) to someone else<\/li>\n\n\n\n<li>The LTB issues an order ending the tenancy agreement early<\/li>\n\n\n\n<li>You are a victim of sexual or domestic violence<\/li>\n\n\n\n<li>You entered into a tenancy agreement with your landlord on or after April 30, 2018, the landlord did not use the standard lease tenancy form and you sent a written demand to the landlord to provide you with the proper standard lease form.<\/li>\n<\/ol>\n\n\n\n<h3 style=\"color: #Fe5f55\">How to end a tenancy on liv.rent<\/h3>\n\n\n\n<p>Ending a tenancy can be done quickly and easily right within the liv.rent platform. In the latter case, you would need to file an&nbsp;application&nbsp;to request that the <a href=\"https:\/\/tribunalsontario.ca\/ltb\/forms\/\" target=\"_blank\" rel=\"noreferrer noopener\">Landlord and Tenant Board<\/a> end your tenancy.   <\/p>\n\n\n\n<h3 style=\"color: #fe5f55\"class=\"wp-block-heading\">How do I tell my landlord I am leaving?<\/h3>\n\n\n\n<p>This is called &#8220;giving notice&#8221;. If you are on a fixed-term lease, most commonly a one-year lease, you must indicate in writing, your intention to move out at least&nbsp;<strong>60 days<\/strong> prior to the termination date (2 full calendar months) on your lease agreement. The move-out date must be the last day of the rental month. <\/p>\n\n\n\n<p><strong>NOTE:<\/strong> The last day of the rental month could vary if you moved in mid-month. In this case, the 14th would be the last day of the month.<\/p>\n\n\n\n<h3 style=\"color: #fe5f55\"class=\"wp-block-heading\">What condition should a rental property be left in?<\/h3>\n\n\n\n<p>One of your responsibilities as a tenant when moving out in Ontario is leaving the unit as you found it \u2013 that is, in the same or better condition compared to when you moved in. You can be charged for any damage to your unit beyond <a aria-label=\"normal wear and tear (opens in a new tab)\" href=\"https:\/\/liv.rent\/blog\/2022\/01\/normal-wear-and-tear-vs-damage\/\" target=\"_blank\" rel=\"noreferrer noopener\">normal wear and tear<\/a>. If there are damages, the landlord must make an application against you to collect those funds. The landlord cannot use your <a aria-label=\"'rent deposit' (opens in a new tab)\" href=\"https:\/\/liv.rent\/blog\/2021\/09\/faq-everything-you-need-to-know-about-rent-deposits-in-ontario\/\" target=\"_blank\" rel=\"noreferrer noopener\">rent deposit<\/a> to pay for damages.<\/p>\n\n\n\n<h3 style=\"color: #fe5f55\"class=\"wp-block-heading\">What happens if you move out of your apartment before the lease is up?<\/h3>\n\n\n\n<p>If you have given an adequate 60 days&#8217; tenant move out notice to your landlord, returned keys, fobs, etc., and gone through an inspection with your landlord or property manager, you can leave before the end of your lease.<\/p>\n\n\n\n<p>However, you must still pay rent until the end of the lease term unless your landlord has provided explicit permission that exempts you from paying the rent for the remainder of the time left on the lease. Do I have to renew it or move out?<\/h3>\n\n\n\n<p>In <a aria-label=\"Ontario (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/map?cities%5B0%5D=Toronto\" target=\"_blank\" rel=\"noreferrer noopener\">Ontario<\/a>, if you do not move to end the tenancy by giving proper notice to vacate the unit, your tenancy will automatically continue on a month-to-month basis. This applies to both fixed-term leases and month-to-month lease agreements with a specified end date. Alternatively, you can ask your landlord to renew the lease agreement for another year if you wish.<\/p>\n\n\n\n<h3 style=\"color: #fe5f55\"class=\"wp-block-heading\">How do I end a month-to-month lease?<\/h3>\n\n\n\n<p>For a month-to-month lease agreement, you must still give 60 days\u2019 notice before vacating just as you would with a fixed-term arrangement.  <\/p>\n\n\n\n<h3 style=\"color: #fe5f55\"class=\"wp-block-heading\">How and when do I get my deposit back?<\/h3>\n\n\n\n<p>In <a aria-label=\"Ontario (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/map?cities%5B0%5D=Toronto\" target=\"_blank\" rel=\"noreferrer noopener\">Ontario<\/a>, landlords may collect a &#8216;rent&#8217; (not security) deposit at the beginning of a lease agreement to cover the <strong>last month of rent<\/strong>. The rent deposit may not exceed one full month\u2019s rent. It can not be used to cover damages or for any other purpose. <\/p>\n\n\n\n<p>Thus, in most cases, once you&#8217;ve given your 60 days&#8217; notice, you will need to pay your second-to-last month&#8217;s rent&nbsp;but&nbsp;the <strong>last month&#8217;s rent deposit<\/strong><em> <\/em>will&nbsp;take care of your&nbsp;final month&#8217;s rent payment.  <\/p>\n\n\n\n<h3 style=\"color: #fe5f55\"class=\"wp-block-heading\">Can I give 30 days notice in Ontario? <\/h3>\n\n\n\n<p>No. In <a aria-label=\"Ontario (opens in a new tab)\" href=\"https:\/\/liv.rent\/rental-listings\/map?cities%5B0%5D=Toronto\" target=\"_blank\" rel=\"noreferrer noopener\">Ontario<\/a>, you must provide the landlord with a written&nbsp;notice&nbsp;to terminate the tenancy at least 60&nbsp;days&nbsp;before the last&nbsp;day of&nbsp;a rental period.<\/p>\n\n\n\n<h3 style=\"color: #fe5f55\"class=\"wp-block-heading\">Can I come back for some of my things after moving day?<\/h3>\n\n\n\n<p>No. Be sure to remove all your belongings on your move-out day. If something is left behind, your landlord has the right to keep, sell, or throw out anything you&#8217;ve forgotten. <\/p>\n\n\n\n<h3 style=\"color: #fe5f55\"class=\"wp-block-heading\">What information must be included when I give notice to my landlord?<\/h3>\n\n\n\n<p>When giving notice of your departure to a landlord, be sure to include: <\/p>\n\n\n\n<ul>\n<li>The date you are writing the notice; <\/li>\n\n\n\n<li>The full address of the place you are vacating;<\/li>\n\n\n\n<li>The date the tenancy is to be terminated; and<\/li>\n\n\n\n<li>Your signature.  <\/li>\n<\/ul>\n\n\n\n<p>Alternatively, you can submit a form called:&nbsp;<strong><a aria-label=\"Tenant\u2019s Notice to Terminate the Tenancy (Form N9) (opens in a new tab)\" href=\"https:\/\/tribunalsontario.ca\/ltb\/forms\/#tenant-forms\" target=\"_blank\" rel=\"noreferrer noopener\">Tenant\u2019s Notice to Terminate the Tenancy (Form N9)<\/a><\/strong> from the <a aria-label=\"Landlord and Tenant Board (opens in a new tab)\" href=\"https:\/\/tribunalsontario.ca\/ltb\/forms\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Landlord and Tenant Board<\/strong><\/a>.<\/p>\n\n\n\n<h3 style=\"color: #fe5f55\"class=\"wp-block-heading\">What classifies as &#8220;Improper Notice&#8221;?<\/h3>\n\n\n\n<p>A notice will be considered \u201cimproper\u201d by your landlord if:<\/p>\n\n\n\n<ul>\n<li>It is even one day short of the required 60 days;<\/li>\n\n\n\n<li>It does not indicate the last day of the rental period;<\/li>\n\n\n\n<li>It is not in written form; or<\/li>\n\n\n\n<li>Your address, your signature or the date are missing. <\/li>\n<\/ul>\n\n\n\n<h3 style=\"color: #fe5f55\"class=\"wp-block-heading\">How do I give notice on a weekly or daily rental?<\/h3>\n\n\n\n<p>If you rent on a weekly basis, you must end your stay on the last day of the rental- typically, this is the day before your rent is due. If you pay rent daily, then your&nbsp;termination&nbsp;date can be any day you choose.  In both daily and monthly cases, you must give your landlord the notice at least&nbsp;28 days&nbsp;before your&nbsp;termination&nbsp;date.<\/p>\n\n\n\n<h3 style=\"color: #fe5f55\"class=\"wp-block-heading\">Can my landlord refuse to return my rent deposit?<\/h3>\n\n\n\n<p>No, they cannot keep it. <\/p>\n\n\n\n<p>If your landlord alleges you have damaged or left a property dirty, they must ask for payment separately.
