However, once or twice a year, depending on lease terms, you will need to reach out to your tenant to discuss the terms of the tenancy as the lease contract nears its end.&nbsp; In less common instances, you may want to end a tenancy early for various reasons.<\/p>\n<p>Below we explain how to:<\/p>\n<ul>\n<li><a href=\"#endTenancy\"><strong>End a tenancy<\/strong><\/a>&nbsp; (by landlord or tenant) using liv.rent<\/li>\n<li><a href=\"#extendTenancy\"><strong>Extend a tenancy<\/strong><\/a> using liv.rent<\/li>\n<\/ul>\n<p>And remember, any past, current, and upcoming contracts signed on the <strong><a href=\"https:\/\/liv.rent\/\">liv.rent platform<\/a><\/strong> can be pulled up, shared, and exported in just a few clicks. This means you will have access to all of the necessary details in the palm of your hands, wherever you go.<\/p>\n<div><img decoding=\"async\" class=\"aligncenter wp-image-11514 size-full\" src=\"https:\/\/liv.rent\/blog\/wp-content\/uploads\/2019\/08\/GIF-ExportContract.gif\" alt=\"residential tenancy agreement, contract, renting, renter, landlord\" width=\"382\" height=\"762\"><\/div>\n<div><\/div>\n<div>\n<h2 id=\"ending-a-tenancy\">Ending a Tenancy<\/h2>\n<p><span style=\"font-size: 1rem;\">The only way a tenant will leave at the end of a fixed term is:<\/span><\/p>\n<ul>\n<li>You&#8217;ve indicated the requirement in the lease. In the app, when you sign a contract, you have to state what you want to happen once the lease ends: (1) keep it month-to-month OR (2) if they want the tenant to leave.&nbsp; &nbsp;No action is required in either of these cases (apart from the usual move-out documentation landlord might need i.e. condition inspection report).<\/li>\n<li>The tenant has initiated the departure by providing one month&#8217;s notice that they are vacating your property. If you do not issue a new lease, the existing one will automatically roll over to a month-to-month lease.<\/div>\n<div><\/div>\n<div>\n<p>To extend a lease, as the landlord you will need to go to the Tenant Dashboard and follow these steps:<\/p>\n<p><strong>Tenant Dashboard &#8211;&gt; Select Tenancy&#8211;&gt; Select Resources &#8211;&gt; Choose Renew Contract<\/strong><\/p>\n<p>The old lease is automatically replicated with revised dates (and any other changes landlord chooses to add) to make it the &#8216;new&#8217; lease.
