January 2021 Montreal Rent Report

As we say good-bye to a tumultuous year, Montreal continues its struggle to contain the pandemic as we begin 2021 despite strict measures in place.

In this climate of restrictions, curfews and lockdowns, we examine reported average rent prices for the month of January across the Montreal region. Based on data gathered from numerous listing websites and our own liv.rent platform, our rent reports seek to identify and share key market data and trends, to help inform and educate landlords and tenants alike.

Montreal Rent Trends

The numbers collected this month come as Quebec renews measures to control an aggressive second wave of COVID-19. Looking at a 6 month period beginning in August, Montreal has experienced significant downward pressure on rental rates however, there is some stabilization taking place.

Month-to-Month Rent Change

Below we show the percentage change in average rent from December to January’s figures. January numbers continue to show volatility with the largest decrease for unfurnished rental rates occurring in St. Laurent – an 8.77% drop. Meanwhile, Downtown furnished apartment rates dropped by 8.97% after a brief recovery of 9.85% in December.

Montreal Unfurnished vs. Furnished Rent Averages

The average rent in Montreal for an unfurnished one-bedroom apartment in January is $1,213 down from December’s $1,236. The average cost of a furnished rental also slid to $1,455 from December’s $1,512 figure.

Neighbourhood Breakdown

The Montreal neighbourhood of Ahuntsic-Cartierville had the lowest average rent in the region with a 1 bedroom, unfurnished unit costing $1,008, up from last month’s $1,050, while rents Downtown were highest at $1,458 – down from last month’s $1,558.
