November 2020 Montreal Rent Report

As the second wave of the pandemic hits Montreal hard and additional measures are imposed to help curb the spread, we take a closer look at the reported average rent prices for the month of November across the Montreal region. Based on data gathered from numerous listing websites and our own liv.rent platform, our rent reports seek to identify and share key market data and trends, to help inform and educate landlords and tenants alike.

Montreal Rent Trends

The numbers collected this month come as Quebec renews measures to prevent a second wave of COVID-19. Looking at a 6 month period beginning in June, Montreal continues to see significant downward pressure on rental rates.


Month-to-Month Rent Change

Below we show the percentage change in average rent from October to November’s figures. The November report shows some volatility with the largest decreases for unfurnished rental rates occurring in Villeray-Parc Extension – a 13.54% drop. Meanwhile, furnished rentals in Ahuntsic-Cartierville neighbourhood dropped by almost the same amount – $13.10%. Only Cote-des-Neiges saw an improvement with a 2.2% increase in furnished rental rates.

Montreal Unfurnished vs. Furnished Rent Averages

The average rent in Montreal for an unfurnished one-bedroom apartment in November is $1,218 down from October’s $1,273. The average cost of a furnished rental also declined to $1,455, from October’s $1,493 highlighting the overall slide in rental rates in the Montreal Rental Market.

Neighbourhood Breakdown

The Montreal neighbourhood of Ahuntsic-Cartierville had the lowest average rent in the region with a 1 bedroom, unfurnished unit costing $1,008, down from last month’s $1,025 while rents in Plateau Mount Royal were highest at $1,450.
